RULES AND REGULATIONS: 

The Customer is required to observe and perform the following rules and regulations (the “Rules and Regulations”). Any breach may result in an additional fee and/or may result in the termination of the Agreement. The Customer shall be responsible from time to time to check for any changes as specified in this Agreement.

For On-Site Customer Storing Motorized Vehicles, Trailers, Boats and/or Storing within Containers SHALL: 

  1. Even when the Gate is open, Customer must STOP at the entrance and must use the PAL-GATE Software provided by Pac 8 to open all gates when entering or exiting the Lands. 
  2. Once Gate is open, Customer must stop and wait until gate is fully closed behind them, only then may the Customer proceed onto the Lands.
  3. NOT exceed the maximum speed limit of 15 km/hr on the Lands.
  4. Obey all traffic signs on the Lands and all applicable traffic rules.
  5. NOT bring onto, or store on the Lands any dangerous chemicals, explosives, fuels or other flammable materials, or any materials which are classified as hazardous, dangerous or toxic under any municipal, provincial or federal law or regulation, and not engage in any activity which produces such materials. 
  6. Notwithstanding the foregoing, the Customer may store reasonable amounts of fuel, oil, transmission and brake fluids and other such substances in the Vehicle as consistent with its normal and proper operation and care and in accordance with applicable environmental laws. 
  7. NOT discharge any fuel, propane, acetylene or Fluids tanks on the Lands and ensure valves for all tanks are securely closed.
  8. NOT discharge any water tanks, including clean, grey or black water, or boat bilge tanks on the Lands. 
  9. Make sure his Vehicles are not leaking any Fluids, including clean, grey or black water, and make sure all valves are closed securely to avoid leaks or odors.
  10. NOT store perishable or packaged foods on the Lands or in the Vehicle or Containers while same is on the Lands.
  11. Not store within his Vehicle while on the Lands, nor within the Space any valuables, collectibles, heirlooms or any other personal property.
  12. NOT have any personal items, including but not limited to firewood, barbeque and other materials stored on the Lands (and for clarity including the Space) outside of the Vehicle, unless approved in writing by Pac 8 staff.
  13. Park backing into the assigned Space and keep the Vehicle in the center of the Space. The front and back of the Vehicle shall not protrude outside of the Space.
  14. NOT use plywood or any other hard material for wheel covers for any Vehicle stored on the Lands.
  15. Keep all awnings and steps/stairs fully retracted and tightly secured, and tightly secure on Vehicles so that they don’t flap or come undone in the wind.
  16. NOT consume alcohol, drugs (including Marijuana), nor smoke any substances (including electronic cigarettes) on the Lands.
  17. Keep pets on leash and pick up all pet waste and dispose appropriately.  If a Customer does not pick up his pet’s waste, the Customer will be charged a Pet Waste Fee.
  18. Supervise children and ensure their safety at all times.
  19. NOT erect any signs, notices or advertising material on any part of the Lands or Vehicle.
  20. NOT conduct any repairs, fabrication, maintenance, mechanical or other related work, including, without limitation, changing any Fluids on the Vehicle while it is on the Lands, without the written consent of Pacifica 8 which may be arbitrarily withheld by Pacifica 8 at its sole discretion. 
  21. NOT bring or store illegal or stolen goods, or any similar items on the Lands. 
  22. NOT leave any items outside their designated Container space. Any items remaining outside the Container shall be disposed by Pacifica 8 and the cost of such disposal will be billed directly to the customer and such cost shall be payable immediately

Off-Site Container Storage

Off-Site Container Storage:

  1. Customer shall be responsible to ensure Container complies with applicable municipal by-laws and all other applicable laws., non-compliance and remediation shall be at the sole cost of the Customer, not Pacifica 8.
  2. The Customer shall not store any corrosive, hazardous, ignitable, toxic, reactive or similar  goods that may damage or destroy  the  or affect the use to which the Container may be put.
  3. The Customer shall take all reasonable actions to ensure the Container shall remain in same condition inside and outside as it was on the date of delivery free of dents and holes ensuring that identification and marketing markings have not been removed, altered, obscured or marked with graffiti. 
  4. One month security deposit is applicable on all Off-Site storage Containers, payable at time of booking. Security deposit shall be returned within 10 days of Off-Site storage container being returned in condition similar to the condition it was in on the  date it was initially supplied  on-site to customer

Facility Information:

  1. Business and Access hours are posted at the entry to the Lands but may change from time to time without notice. 
  2. Pac 8 may use herbicides and pesticides on the Lands, and your Vehicle may be exposed. 

FEES AND CHARGES:

In addition to those conditions listed in the Agreement, the following are the fees and charges that Pac 8 may assess (the “Fees and Charges”). The Customer shall be responsible from time to time to check for any changes as specified in this Agreement.

    1. Late Fee: A late fee of fifteen dollars $15.00 will be charged each month Rent is not paid by the 1st day of the month, and for every month the account is in arrears on the due date.
    2. Credit Card Decline Fee: Credit card decline fee of $20.00 for each instance will be charged for declined credit card charges.
    3. Cleaning Charge: A clean-up fee, of not less than $100, will be charged if the Space or Lands are left in unclean, untidy or unsightly condition. 
    4. Pet Waste Fee: A pet waste removal fee of $200 will be charged if Customer does not pick up any waste left by its pets. 
    5. Designated Space: If Customer does not park Vehicle in center of Space and the adjacent Customer(s) are unable to park or access the Space or Vehicle, Customer will be charged a repositioning fee which will be completed via tow truck company, this fee will be charged to customer plus 20% management fee.

 

  • Designated Container: The Customer must only enter their storage items into the designated Container as assigned by Pacifica 8. Non-compliance of this rule shall result in a move fee with a cost at the discretion of Pacifica 8.

 

  1.  Environmental Clean Up Fee: A clean-up fee, will be charged to the Customer to clean up any Fluids that may leak or be discharged from the Vehicle onto the Lands, plus any costs associated with the clean-up plus a management fee of 20%.
  2. Facility Repair Fee: The costs incurred by Pac 8 plus a management fee of 20% thereof will be charged to the Customer where any repair is required due to damage caused by the Customer to the Lands or any improvements thereon (the Lands”).  This Facility Repair Fee may include all repair costs to bring the Lands back to their original condition and may include but not limited to Pest Waste Fee, Environmental Clean Up Fee, and Cleaning Charge.

In addition to those conditions listed in the Agreement, the following are the fees and charges that U-Pak may assess (the “Fees and Charges”). The Fees and Charges may be updated from time to time as posted on this website. Customer shall be responsible from time to time to check for any changes as specified in this Agreement.
